A Commuters Dream -Circleville NY

Circleville is a little gem of a village in the Town of Wallkill in Orange County NY.  It was first settled in the 1790's by one lone settler.  A famous early resident was Samuel Bull, a blacksmith who is said to have help forge the chain that was used to blockade the Hudson River during the Revolutionary War. The name of the village was proposed by Mrs. Mary Bull who liked the name of the town Circleville in Ohio she had heard of.  The local post office was established in 1850.  

Circleville is located just of Route 17 (future I-86) at exit 119.  It is about 65 miles to New York City.  The village center has a post office and several shops including a deli, resturant, bank, pizza place/bar, and a paint your own ceramic shop. Circleville Park has pavillions for picnicing, sports fields, a playground, and a lake for fishing and swimming.   The Boys and Girls Club of Town of Wallkill run a summer day camp there and also have many year round programs for youth.  Three of the six schools in the Pine Bush School District  are located in Circleville (Circleville Elementary, Pakanasink Elementary, and Circleville Middle School.)  It is near to the small city of Middletown for the shopping, entertainment, and mass transit options available there.

Houses in the area are located on small village lots or, as you move away from the center of the village, larger more rural parcels.  The current listings in the Circleville area range from $180,000 - $470,000.

Ready or Not My Son Graduates From High School This Saturday

I have spent 18 1/2 years giving you wings and now it's your time to fly!

I am having trouble letting go but I hope I am not being too clingy.  It all started back in 1989 when I spent the summer and early fall waiting for you to arrive.  I always said you were three weeks late because you were comfortable where you were but maybe it was me trying to keep you to myself. But they finally had to help you out on November 1st and it wasn't a moment too soon .  At 10.5 pounds there was not much more room for you where you were.

You grew up so fast.  I remember our trips in the red wagon to the library when you were only two.  You were still mostly your Dad's and mine then. Along with your Grandparents and our friends your world was complete.  No need to go out into the world without those who loved you most close by.

Then suddenly it was the first day of preschool when you were three and a half.  I cried so hard after I left you in Mrs Thampe's hands at Rainbow Corner's Nursery School.  You were only there 2 hours twice a week but it was a long time without you for me.  It was then that your world started to expand.  You found friends and met other adults who helped you to learn.

In a blur you were going off to Kindergarten.  It was only a half day back then but I missed you soooo much. Then it was on through grade school at two different schools where you learned to adjust to new surroundings and make new friends.  Every year your world grew to include more and more time away from me.

Oh there was that first day on the bus to middle school when we first moved to Pine Bush.  You came back through the door after school and said that there were at least 180 kids on that bus and you were never getting back on it. It was over crowded but it definitely had a few less than 180 on board.

Through middle school you traveled and suddenly it was high school orientation in August of 2004.  The principal said welcome class of 2008 and I caught my breath.  How could it be so soon?  You grew from an intelligent, caring young teen into a wonderful talented young man.  I remember seeing you play your music on stage for the first time. Hearing the beautiful songs that you write is a wonder to me and your art work blows me away.  

This year you registered to vote for the first time and proudly headed for the polls on primary day.  You asked me to go with you but only if I could assure you that they wouldn't make me go into the booth with you. Of course they didn't and you voted your own conscience.  

I still get anxious every time you go out of the driveway and say a prayer that you will come home to me safe and sound. I am trying so hard not to overreact and ask you not to go.  All right I do tell you to be careful every single time you go but hey, I'm your Mom, we do that :-)

You graduate this Saturday from Pine Bush High School with a Regents Degree with Honors.  I am so proud of you.  College and the rest of your life awaits. No I can't keep you here forever but I hope you know that I will always be on your side even though I won't always be at your side

Spotlight on Scotchtown NY- A Great Place to Live

Just outside of Middletown in the town of Wallkill is an area known as Scotchtown.  This area was originally settled by Scottish peoples in the late 1700's and has grown up with the name from that time. And grown it has, into a suburban development location with a population of 8,954 in the 2000 census.  Here you will find neighborhoods of homes on 1/3 to 3/4 acre lots, townhouse developments, garden apartment complexes, and some homes on larger parcels scattered about.  Minutes from the Wallkill/Middletown shopping areas on Route 211 with great access to Route 17 (future I-86) and the Middletown area train station, it is only 55 miles to New York City making it a  great location for commuters to look for a place to live.  Many of "New York's Finest"from the Police and Fire Departments find their homes in this area.

The children from the Scotchtown area attend either Pine Bush Central School District or Middletown School District schools.  There is a large rec field complex where some of the Town of Wallkill recreational sports programs take place.  Children have access to many opportunities including very active Boys and Girls Club , 4-H, and Boy and Girl Scouting in addition to taking advantage of all the recreation and entertainment opportunities that the City of Middletown has to offer.

In June of 2008 the current prices for townhouses in the area start in the $150,000 range.  Houses located in one of the several suburban developments are going for between $230,000 and $350,000.  Homes on larger lots are priced from $300,000 up to $500,000.

A Great Place To Live - Middletown NY

Middletown NY is one of the three small cities that are part of the fabric of Orange County.  Located about 55 miles northwest of New York City, it has access to public transportation via a commuter train station and bus service, commuter and local.  The city and surrounding town of Wallkill have all the stores you could want including the Galleria Mall at Crystal Run, several national department and discount chain stores, six major grocery stores, and many other places to shop including a newly revitalized city center.  The city is currently served by Orange Regional Medical Center at it's two locations, one in Middletown and one in Goshen NY, and construction has begun on a new state of the art facilty is due to be completed by 2011.  The city boasts of a great library, the main campus of SUNY Orange (a two year community college program), and 14 public parks. There is a YMCA, Boys and Girls Club, 4-H, both Boy and Girl Scouting programs, and tons of other activities for children to become involved in.  There are many resturants, several movie theaters, a concert and live entertainment venue in The Paramount and many clubs with entertainment for adults.

I have been selling a lot of houses to clients who are excited to be moving to the Middletown area lately. There are some really great houses in wonderful neighborhoods that are available in the $180,000 to $250,000 range right now in Middletown.   The latest sale was of a house that had been built 60 years ago and still had the same owner.  Many people who have spent their whole lives in the city are now ready to move on and they are selling to new residents who will help with the continued renewal of the city.  Taxes are relatively low compared to other areas and there is municipal water and sewer.  City residents also get trash pick up which many locations around the area do not have.

If you are looking for a place with the vibrancy and excitement of  a city at a great price, look to Middletown, NY.  You will be glad you did.

My Graduation From Leadership Orange

Last night I graduated as a member of the Leadership Orange Class of 2008 "The Class of Change"  

The graduation was held in a mansion on the hill at Club Onteroga in Goshen NY.
  

I want to congratulate all of the members of my class and thank them for taking the journey with me.  Thanks to all the staff, Board of Directors, and planning committees.  

I signed up for the program last year about this time at the urging of many in my brokerage who have gone through the program before.  I had no idea what I was in for in this ten month program that highlights various aspects of life in Orange County. We have visited many locations around the county and I learned so much about the place that I live and work in.  It has been well worth the one day a month for the sessions.  Our class was the 15th to go through the program and as graduates we join an alumni base of more than 400.  We completed a class project of producing a journal that highlighted 15 leaders from the county that represented some of the best the county has to offer.  We raised over $20000 and donated the funds to 15 not-for-profits in the county.  We also participated in 15 public service projects.  We had a blast and learned a lot

The mission statement of Leadership Orange is:
  • To identify current and emerging leaders and provide them with knowledge and skills to foster vision, revitalization, transformation and strengthening of our communities and the County as a whole.
  • To inspire them to be catalysts for positive change, now and for the future.
  • To motivate them to become active participants in the civic life of the County, working cooperatively to solve County problems in order to improve the quality of life in our communities.
Philadelphia developed the first leadership program in 1959 and there are over 500 organizations in the United States. If there is a Leadership Program where you are I urge you to check it out.  If not why not be a Leader and get one going?

I discussed the various water supply devices you might find when moving to the country.  Since what goes in must come out, today I will explain the various methods of waste water disposal that you might encounter when looking for houses in a country location.   When looking at listings for houses you may see the type of system on the listing.  In our Greater Hudson Valley MLS, www.GHVMLS.com,  you can see the following sources under sewer type description-

CESSPL- Cesspool.  This is a older private household waste system.  A cesspool was dug and often lined with rocks or block and the household waste was piped in to the pit.  If the soils are favorable the liquids leach out of the pit and the solids break down in the cesspool.  The solids will eventually block the escape of liquid causing the system to overflow requiring pumping.  These systems often fail and will most likely need to be upgraded to a septic system.  These systems can collapse and be dangerous.  If you are considering buying a house with a cesspool, some types of financing may be difficult. You should have the cesspool inspected by a qualified professional prior to purchase.


COMNTY- Community.  Some developments or vacation communities have a private community waste disposal system.  These systems handle the waste water for the community and are often maintained through the association dues or homeowners fees charged by the community.  If you are considering buying a house in a location served by a community system it is important to determine if the "community" is still functioning and maintaining the system. These systems require ongoing care and can occasionally require expensive repairs that will fall on the members of the development to repair through special assessments.    

MUNCIP- Municipal <village, town, city>.  This is the type of sewer system many newcomers to the country are used to.  The waste water is sent through piping to larger pipes under the roadway on to a distant location for treatment at a sewer plant.  The service is paid for by the homeowner either through the water bill or included in the taxes of the government body that maintains the system.  The homeowner is responsible to maintain the pipes that lead to the street and these may become clogged by flushing improper items or trees may grow roots into the area near the piping and cause breakages and clogs.    


NONE- Just like it reads. This is often used for vacant land or sometimes in new construction listings.  If you see an existing house with NONE under sewer type you should investigate further before considering the house.  Your Buyer's Agent will help you with that,  


SEPTIC-  Septic system.  This is the private household waste disposal system we most often encounter in areas outside of the city, village, and town center locations.  A septic system uses a manufactured tank and a series of engineered leaching fields to dispose of waste water.  Prior to design and installation of a system the soils are tested and must prove to have a minimum drainage rate in order to be cleared by a Department of Health review. The system must be located a minimum distance from the private well system if one is installed on the property.  The distance is determined through the zoning codes of the municipality.  These systems require periodic pumping and special care.  When you are looking at houses with septics you should ask the location of the septic system and the last time the system was pumped.  You should have an inspection and any recommended tests on the system prior to purchase.  Replacement of a septic is expensive.  

SEPCAG-  Septic System Above Ground.  These types of septic systems are similar to in ground septic systems but because the soils on the land did not have the minimum drainage required by the board of health the system is installed in a mound of dirt that has been brought into the site.  You will notice an un-natural rise to the land in the yard of a house with an above ground system.  They are sometimes called "turkey mounds" around here.  They function the same as in ground systems.

SRMK- SEE REMARKS- ASK YOUR BUYER"S AGENT - This is used when the listing agent is not certain of the sewage disposal system or in new construction when the house has not been built yet.  Further explanation is needed before you look at this house.

It is important for you to understand the type of waste water disposal system you are thinking about buying.  There are some newer systems that are coming into use in various locations but they are not prevalent in my area yet.  Your buyer's agent, home inspector, and other resources can help you to learn about the different systems and choose a home with a system that will provide you with years of service for this very necessary function.
