It's been "playing" in my mind all morning. (Warning clicking here will embed it in your mind all day - as JoLo performs the
song). It's a song that is used to get a crowd excited and pumped up on the dance floor. I guess it is side effect of how I spent some of my day yesterday at a wonderful bridal fair speaking with women and men who are planning their weddings. Truly nothing beats the energy and enthusiasm that these engaged couples put into planning their big day. Many were there who don't plan to marry until 2011 yet they were checking out locations, photographers, DJs and the rest of the vendor tables as if the wedding were right around the corner. The truth is they know that the good locations and the good service providers book up early. Planning is the key to getting want they want.
So many of these couples were really listening to me as I explained how they can use their wedding gifts as part of a down payment on a starter home. There was a lot of interest because I presented my message with enthusiasm and I was prepared to give them hope that they might be able to do something they had not considered. I "got loud" and broke through. Some of them were not in a position right now to buy but they listened anyway and here is what I told them...
How do you know unless you ask? Too many people believe that are not able to buy a home so they don't even bother with the first step. Some of us spend years of effort and time putting together a wonderful day for ourselves, our families, and friends when we plan our wedding. It is a smashing success but it is only one day. We plan for it because we have heard from other people that in order to do it right it needs advance planning. Well the key to getting yourself in a position to buy your first house is also knowing what you need to do in order to get there.
I think we as Real Estate Professionals do a great job at promoting listings that say "Come Buy Me!!!" We are very vocal about various programs and interest rates that will help Buyers take advantage of today's "Perfect Storm" in the market. What we don't do as well I think is get people to think they can speak with us even if they think they are not ready. Obviously they know how to plan for the future if they can spend two years working on a one day event. I think we have to let them know that they can sit down with us and find out how to get there. So Let's Get Loud Baby! Help people realize that they can get themselves ready to buy a house sooner than they think. Let's promote future home buyers as well as we promote the current listings and programs. Let's Get Loud!

This is great advice, and really you are presenting this at the perfect time ... YEARS before they may be ready. Now the big task for you (shall you accept it) is to get ALL those names and addresses in a database and market to them. I'm sure you have hundreds of leads from the event, and marketed to right can bring TONS of business for years to come. I did a bridal show once, and was amazed at the number of leads and possabilities if handled correctly. Lets just say in my experience I more than broke even but still did not capitalize 99.9% of the possabilities. You have a fantastic speaking point though and if you can hold their hands can make a fanastic difference in their lives. Stay LOUD!
Nice post. I love your slogan. We all need to be encouraged to display more happiness!
Paddy - One thing I love about being a realtor, is how you can do it in so many ways. And be so creative. I love how you have found a niche, so unique to you, at bridal fairs. Very cool.
I will keep it up Steve. We need to shout above the negative images presented sometimes by the media.
Thank you Michael. I try to spread happiness whenever I can.
Thanks Sally It is all about what fits for you!
Great post! The sounds of positive need to ring loud and clear above the deafening noise of the naysayers.
Thanks Alice and Jim You are right Now Everybody SING!!!!
Paddy - way to go, hope this brings in a good deal of business for you. First time buyers need to learn that it doesn't hurt to find out how much they qualify for and that nobody is really going to judge them.
So true Mike. I think that fear of being judged lacking keeps many from even trying. Thanks for the comment
You go girl, get loud and do what you have to do. Have a great day and don't forget to smell the roses
Shelton
Great Idea. Could also could include a friendly, positive lender with you to help answer any credit issues such as Student Loans.
What a great idea, and yes WE NEED TO GET LOUD! It is such a phenominal time to be a buyer, especially a FIRST TIME buyer!
I never forget to take time Shelton but right now all I have is Daffodils here in NY. They are very bright and sunny so they make me happy too.
Yes positive people make it work I actually have several lenders that I know will be helpful and recommend that as the first step for people trying to see where they stand and how to get to where they need to be Mary Lou.
It is Janna and even if now is not your time you should be planning towards the time that it will be.
Nice post today, thanks for taking the time to get it out to the AR community!
Patricia Aulson/Portsmouth NH Real Estate
You are so welcome Patricia. How is it in NH today?
Love the bridal fair idea! I can't think of a better time for newly wedded couples to buy!
HUD used to have the "Bridal Registry" where gift funds (given by friends and family members) would be allowed to go into a 'registry' at a selected bank, and the bride/groom could use these funds to buy their first home. I wonder what happened to that program? Sounded pretty good to me, but I heard about it some years ago, might be over now . . .
Great post. We are probably all guilty of focusing on the now most of the time and forgetting to also focus on the future and helping buyers get prepared.
Paddy - I think the bridal fair is a great idea, too. Thanks for sharing! :)
It is a great time to buy Kristi
We checked into this and as long as the Bride and Groom deposit the funds into a separate savings account for the purpose it should be ok for gift funds towards downpayment Thanks for the comment Carla.
A little time focusing on the future brings rewards with less stress Vickie.
It has worked well for me so far Debi.
There you go Paddy! Let's get loud!! I actually love that song! They just played it at the gym tonight during body pump. But funnily, I thought of Sheldon, because he did a post that had that song in it as well!
What a great read Paddy, This would make a good ad to overcome all the negativity out there.
This is a great idea. People don't realize how they might be able to qualify to buy sooner than they think.
Cool read Paddy! Congrats on the feature...

Maybe that is why the song stuck in my head Susan. I remember thepost now. Thanks for the comment and reminder.
Thank you Charles. Every time I see a comment from you I get another song stuck in my head... Charles in Charge hmm,hmm,hmmm...
You know if Christine. That is the problem many of them just don't ask because they are convinced it is impossible or something that couldn't happen for a long time.
Thank you Michael. Have a great Tuesday.
Paddy, I believe you know I am with you on this one. People focus too much on the Big DAY instead of the Big FUTURE. I have several friends that thought they would rent for a few years....and are STILL renting; they money they've spent would have purchased them a home by now. New graduates, too, should think ahead. I'm glad to hear you "Got Loud" :)
Thanks Carole If I keep yelling those with ears open will hear me. Have a good day.
Paddy - The Bridal Fair was a great place to get people thinking about their future instead of just the big day. Yes many feel they can't own a home put with preparation this goal can be achievable even soon. Great post.
Thank you Jennifer. It is possible.
