I have had a very very busy week and many of my fellow Realtors all over the country are reporting the same thing. The buyers are out in force looking for just the right house. Most days this week I have been out with at least one buyer client and some of my days included two buyer tours.

Don't Get Knocked Out Of The Spring Market Rush
If you are waiting for the market to hit rock bottom before you rush in to scoop up the deal of a lifetime I would not wait much longer. The better quality, correctly priced houses are coming on the market, being shown, and offers are being accepted within days of listing and we are, once again, facing multiple bids on these properties. This means more than one buyer has decided that they want to buy the house and the sellers are able to look through many different offers for the same property. There are calls for presenting your "highest and best" counter offer on the property which can lead to overbidding on properties in the heat of the moment.
Now Is The Time You Need Someone In Your Corner Helping You To:
Get out to see the listings as quickly as possible
Point out the great potential or the possible pitfalls in the properties using professional experience as a guide
Determine a good starting range for your offer and make that offer as attractive to the seller as possible
Determine the current market value of the house - over bidding can lead to another disappointment if the appraisal is lower than the amount of your accepted offer.
Help to hold you back if you get carried away with the need to WIN THAT HOUSE during a highest and best offer situation
Follow through with your accepted offer to get you to the closing table and into your new place

Paddy, I have been really busy this week, writing offers. I sold one lakefront home and one of my lakefront homes sold......tis the season for those buyers to consult a Realtor to get the best home for their money!

Very sound advice Paddy! I'm seeing an increase in potential buyers as well. If they seriously want a home, now is definately the time to get out there and buy one.
Paddy - timing the real estate market is like trying to time the stock market, and it is usually bad timing. They time to buy is when you are ready, and the market should be making more people ready.
So true Lissa. I think they will be as surprised as my buyer clients are in that the market is not as easy for them as they thought it would be though.

Nice to hear some more encouraging reports from another area of the Northeast. We're definitely seeing improvement in activity/offers in Southeastern PA, but multiple offers are still an occasional exception rather than the rule here. I especially like your advice to buyers about getting out to see listings as quickly as possible. We are seeing an up-tick (particularly in the first-time buyer market) and a few times recently I've see buyers defer the decision to look at a home only to have a decision made for them (by another buyer).

Thanks Steve. I think it is like watching a bouncing ball a bit but it really lloks like it is leveling off and heading in the other direction.
