I Know This Might Seem Crazy But Take A Look At This House!

Has it happened to you?  I am talking about that feeling that a house is calling out for a buyer.  It is totally the opposite of the criteria they have given you.  It is more money than they want to spend.  It is in the wrong town but it almost compels you to send it to the buyer anyway.  

I can almost see my buyers face as they open the email and Surprise Smileyfind this "totally wrong" listing in their inbox.  They read my explaination that I know this is totally not what they asked for but occaisionally something will come on the market that just speaks to me for one of my buyers.  They might even think "Oh Boy!  I have hooked up with a crazy Realtor this time for sure" but then they really look at the listing and maybe it calls out to them too.  A smile slowly spreads and they start to think it might just be... wait this is not what.... but it is special....  oh what the heck let's go see it anyway.

Finding the right house takes skill, determination, and just the right amount of luck.  It also takes an open mind to the possibilities:

  • Real Estate Professionals who are looking out for the interests of thier buyers we need to look at each new listing as a possiblity not just the ones that match what the buyer tells us they need but the ones that somehow feel right for a buyer.  
  • As Real Estate Buyers you need to be ready to look outside the box once in a while and it will help you to have a Buyer Representative to guide you both inside and occaisionally outside your comfort zone.

Paddy - My wife and I are looking to buy a house in another state from where we live now. We are working with an excellent agent and every now and then she will send us a listing just like you described, not in the "right" area, a little bigger or smaller then what we "think" we want. We love it because it opens our eyes to other possibilities and it shows that she is thinking about us!

Paddy 2 weeks agao as we ahd a cancellation on a showing , I took 2 buyers into a house that I KNEW theyw would love but constantly rejected from the one line photos and info. They love it and I think a second look is in the cards with an offer. You blog is tooo to the point  wow

Sometimes we have to work from the heart , not the head to find the perfect home or the perfect buyer for our clients. That is when I receive the greatest satisfaction from the Real Estate Gods !

Unless you test the parameters you don't know what the customer will accept. I think I saw some figures that said over 75% of buyers don't buy what they tell you they are going to buy.

It is funny how sometimes they like something they didn't think they were looking for! You are right! I think it is a little bit like when you walk in to get a new haircut, not really knowing what you want and a good hair stylist tries something new! Sometimes others have the ability to see something weare overlooking! Great Job! Sometimes it is worth taking the chance!

Buyers often have dreams of homes and neighborhoods.  They are looking to us, the agents, to help them achieve those dreams.  Our job, of course, is to match their dreams to reality.  Often reality means modifying their dream.  Go with your instinct - it is the decisions you make with your gut that will enable you to succeed to a higher level.  You will match what really works with the buyer by some other means that thinking about it that is much more powerful than your mind.  Great mindset - thanks for the post.

Confidence goes a long way. And of course hard work does too. I'm sure some agents just get the "auto-emails" sent to clients, and their clients can really miss out.

I had a client once who had chosen a home for $160K and came to talk to me about it at my Sunday open house, in preparation of writing an offer that evening.  When they arrived, I was busy, so they moseyed around my open til I was done.  It was $300K, twice the size, and on a view lot.  "We'll take this one", they said.  And they did.

Paddy, I love this post, you have a way of telling the truth about these issues that is not threatening! The buyers do need to heed our advice and give a little when we think we are on to something out of the box!!

Paddy, I'm SO glad you did that.  When looking at homes I had some strict criteria in mind but my Real Estate Agent found a home she KNEW I'd love---and it didn't fit anything I was looking for.  I don't have to tell you that I purchased the home.  That is exactly the ART of real estate, knowing what your client's will love even if it's not what they originally thought they wanted.  Kudos to you!

I think we have all had a buyer say can you show me this house? We look at it and it is the opposite of everything they told you that they want. Its just part of the job. good luck!

Paddy- Great post and I think some clients know what type of home their looking for, they just never like the colors!

Paddy!  Loved your post.  Sometimes as REALTORS, we read between the lines as to what clients want.  I love that part of it.  Figuring out what they might like and having them love what you show them even though it may not have been exactly what they were looking for!
