Some Advice To Ignore When Looking For A House

Shop With The Listing Agents - You will get a better deal, NOT!  The Listing Agent owes their loyalty to the property owner not the potential buyer.  Many buyers today are unaware that they have the option of working with an agent who will provide them with representation and assistance during the search for and purchase of a home. 

Buying A Foreclosure Is The Best Way To Get A Deal - You may also be setting yourself up for frustration, a long wait to get the deal done, and a bunch of not so pleasant surprises like long neglected maintainance issues, bad plumbing, or any of the multitude of other issues that go along with an AS IS sale.

In This Market You Should Try A Really Low Offer Because Seller's Are Desperate - There is not one set strategy that will work with most listings today.  Listings today are usually priced at or close to the market value of the house already, offering too low on these homes will most likely build a huge wall between you and the seller if you really want to purchase the property.  A Buyer Representative Agent will find the comparable to give you the range you should be offering in. This will help you to buy the house you want at the right price.

Skip The Home Inspection To Save Some Money - Even if you have a friend who knows construction or a father who has bought and sold more houses than your Realtor has, you should have a home inspection completed.  Your helpful friends and relatives may miss something or not know the conditions to check for in a given location.  there are many tests that may or may not be done to make sure you are getting a house worth buying and it is worth the money to have a knowledgeable home inspector take a look.

Use A Family Friend As Your Attorney - Many people think that they will save by using a friend or family member as their attorney.  Unless an attorney is up to date on the current real estate practices where you are buying a house that may cause more problems for you.  They may not have access to a good local title company and may cost you time and money in delays.

Excellent list! How many times have we seen/ heard that from the buyers... One of our buyers decided to go buy FSBO, oh it was ok because the owners relative was a lawyer (not in real estate field) - Yikes ~Rita

I know Leesa.  I have had very good deals fall apart because buyers were told by others not to offer in my suggested range.  They all think that they have to pay much less than asking or they are not getting a good deal.

Yikes is right Rita.  That sounds like a recipe for disaster.

Paddy - Buyers do need to tread cautiously in this market and absolutely need a good buyer's representative on their side.  It's amazing how even in a declining market the buyer's still want to submit low-ball offers even after I've shown them the comparable sale and then they whine when they don't get the house.

This is a great list Paddy.  I especially agree with the one about the home inspection.  I shudder at the thought of skipping the home inspection, especially with these As Is homes that may have been neglected for quite some time.

You are right Stacey The inspection is not a place to cut corners especially in As Is Houses.  Just because they won't do anything about it does not mean you don't want to know what is wrong with it.
