How many times do you help out a customer or client without hope of financial reward? I do it all the time. I believe that doing the right thing will result in something positive in the future. It could be that the next person I take out buys the very first house they look at or the person you helped out refers you to others who do buy or sell through you.
I am not saying you should become a slave to a hopeless situation but you should at least acknowledge the situation and provide the person with resources and references of someone who might be able to help them. Sometimes I have gone too far and spent too much time on some particular situation but I am working on learning when to say no or I'm done. I saw a book the other day with the title "The Positive No". Has anyone read it?
In this current market, the agents who are only about the $ are not going to win. Service for the client is key. I hope that the next time you face a situation that won't make you a dime but will help out another human being that you will help them out and realize that you will be rewarded with something else in the future.

I really do try to help, but my friends are all too willing to seek my time and advice about their properties, usually about how to avoid paying a commission. Once they find out you're willing to help, they'll tie up your time with no expectation of ever hiring you!

Lets take Saturday. With all the PMI stuff going on I am at the office when about 6:00 my cell phone rings. It was an unfamiliar number and I just told my wife I was leaving the office. Let me point out that I do send bulk email to real estate agents once a week with information and to find business.
A agent from the Northern part of the state calls and wants to know if I can work a miracle? Now, I am not really that smart but I figured it was going to be a hard deal to do (DUH). We spend about 20 minutes on the telephone with questions and collecting information (Oh yea, it is a hard one but you know what the say, "no hill for a climber").
The long and short of it is that it is a elder single female. Work hard her whole life. The owner of the home she has rented for the last 16 years is selling and she needs to buy it or move. So I jump right in the deal. I run credit (I'll get back to that), prepare a detailed 1003 and run findings (another note I really like FHA). Findings came back just as expected (REF/ELG). Then I dig in and find a way we can get this done. I prepare a detailed mortgage proposal, have a three way call with the agent and prospect, email docs and a game plan.
This morning the agent has already email my doc package back along with all supporting items and LOE's. I will get a submission package to the Investor I have targeted for this mortgage and will have it delivered in a few hours. It will be hard and I will need to get a mountain full of supporting docs and do a little selling to the underwriter but the mortgage makes sense and I can help the agent and the client.
Oh yea. I did forget to mention one little thing. When I was hanging up with the agent he tells me, "by the way, the home is only $25K"
I say, "NO PROBLEM" you see it is never about the money in this business or life. It is about doing the right thing.
