Looking for a Home with a Buyer's Agent - It's All About You!!!

In my Multiple Listing Service any agent can set up an automatic feed of new listings and price reductions to be sent to their prospective buyer customers and clients.  Some real estate agents take advantage of this service and "set it and forget it" as it were.  They wonder why they get so few calls back from the buyers.  They ask why I am able to retain more buyer leads then they are.

The secret is I don't use the automatic feature.  I look at each listing that comes up in my buyer's search criteria and determine if it is right for them.  I only send those things that will really meet their needs. I try to send personalized messages with the listings I do forward on to the buyers like... "This one has a great view" or "I know you were looking for more closets".  This sets me apart from the other agents they may have spoken with who are bombarding them with listings that just won't work for them even though they match their criteria.  The agents are not taking the time to really focus on the individual needs of that buyer.  Acting as a buyer's agent is all about personalized service.  It starts at the very beginning and follows through to the end of the transaction.

I dont understand alot of buyers. They are so reluctant sometimes to hire a professional. I bet they dont get there teeth cleaned by the car washers!

Paddy -- I always hated the auto-dump feature agents use.  Most of the homes that show up on the MLS dont fit the needs of a specific buyer.  Its good that you put your heart into your search for your clients.  Its that type of service that makes them stick with you.  Nice work!  I wish I had more agents like you on my network!

I try to tailor the auto-mail as much as possible, but some buyers definitely want only those listings that are real possibilities.  For them, I check every listing before sending it on. 

(I check through all the auto-send emails every day, too, to see if they need to be narrowed as the buyers wants become clearer.)  

On the other end of the spectrum though, I have some buyers who want to see everything sent to them that is within their price range.  They may be afraid that they are going to miss something!

I am glad you are trying to protect yourself Barbara.  Buyers sometimes don't realize how we get paid and we need to be clear with them.  We work in their best interest and most of us don't get a regular paycheck we make commission only

Sounds like you definately act in the buyers best interest.  Some buyers are just afraid to share to much information with agents, they have heard all the stories, its people like you that are helping to change that.
