When Looking For Real Estate Follow the 24 Hour Rule

One of the great things about working with a buyer's agent in real estate is being able to schedule a tour of the listings available in your price range regardless of what real estate broker has them listed. One call from you and your agent will check availability, plan a route, call for appointments, and save you valuable time.  It is important to work with your agent to schedule these showings in advance.  Knowing the area allows me to plan a route to save time and gas.

  • First and foremost, is that many residential listings are occupied by families trying to live while hoping to sell their homes.  They often need a bit of notice to prepare the home for you to see. They may have pets that need to be contained or they may have to straighten up prior to showings.  


  • I need time to plan our route and make those appointments.  If you call me and say you want to see 5 houses and you are arriving at my office in 5 minutes to start I won't have time to get things together for you.


  • I am working with other clients too.  I need to allow time for all of the things that I am required to do in order to be successful for them and for you. I do all of my own follow up on offers, contracts, and I try to be the one with my clients throughout the buying process.  This I need to arrange my days ahead of time so that I can fit everything in and give each client the attention that they deserve.


  • I have a family and other things that I do outside of my career.  While I want to give you the best service I can I need time for personal obligations too.  I, like you, want some personal time.  I don't have regularly scheduled days off.  I usually can be found working in between or even during my personal time much to the aggravation of my family when that cell phone rings, but I do have to take that valuable time to recharge and renew.


So please understand how much I want to do the best job possible for you and find you the real estate you want to buy but allow me enough time to make your experience as stress free for both of us as possible.  If you follow the 24 Hour Rule we will both win!

Paddy, Hal's comment cracked me up!  I know you are supposed to be available 24-7 EVERY DAY---no holidays let alone family time :)  I do hope people are reasonable (and I'm not sure 24 hours notice is enough time for all that you do!!)

He is pretty funny Carole, I would prefer more than 24 hours but that is a minimum in order to schedule an occupied property.  For vacant properties it is easier. Thanks for stopping by.

Paddy, Here's what you get when you call to get status on an active listing....You hear an agent say on their voice mail the following message;  (If it says Active then it is Active)  That is it.  Then you write an offer only to not hear anything for 5 or 6 days and then the next time you check the MLS it is in Pending.

Paddy, very well said. I understand what you are going through because I have to pack the little ones up with me once in a while to get something done. They love their little adventures but sometimes I would rather be home enjoying them while they wreck the house. :-)
