Two Of Many Reasons Why Working With A Buyer's Agent Is In Your Best Interest

I have been working with several different buyers this week.  I enjoy looking at the different types of homes they are considering.  

One of the buyers I am working with will be putting in an offer today.  Yesterday I took her out to see several resale condos and then went with her to a new condominium complex that she was really interested in.  The on site agent took my card and registered the buyer.  We looked at three model units and went over upgrades etc.  I stayed with my buyer through this process to learn more about the complex and to help her out.  The on site agent allowed this but I could have left and still had my commission protected because of registration.  I stayed for more than my commission you see, I stayed because my buyer needed me.

I am glad I did because it is always better to have two sets of ears and eyes.  Having helped many clients buy new construction in the past I was able to ask the right questions for her.  The on site agent was not very knowledgeable about some of the upgrades and I had a feeling he was new at the game so I helped as much as I could.  I did have to point out which of the option samples were standard and which were upgrades (they were labeled but he was not well versed in his product and could not immediately point out the standard and upgrade samples).  I asked questions about the air conditioning unit (an upgrade) that my buyer would not have realized was not included in the base price.  

I helped her make a few vital decisions regarding her "Must Haves" and her "It Would Be Nice But..." list.    By using my past experiences with buyers of new construction who go completely overboard on options was valuable for my new client because I prepared her in advance for the possibility of making a base price balloon because all the options sound reasonable until you add them up.

We left the sales office to mull things over and contact her mortgage rep.  The on site agent wanted her to sign right then but there were several questions I had that were not fully explained and the agent had said some things that I thought were confusing.  

This morning while checking the personalized searches I keep for all my buyer clients, I noted a new listing appeared in the complex my buyer liked.  It was a resale foreclosure unit priced far below the New Models.  It is only one year old and the exact model my client was interested in.  I called her at the crack of early this morning and we are scheduled to see it today.  I hope we are in time. This will save her the wait for the new construction and a ton of $ if it works out.  

This new listing is probably not even out on any of the other search sites yet because many of them have a time lag of several to 24 hours when they download the MLS data to the sites.  My buyer was driving to work when I got the listing and she would not have seen it early enough to jump on it right away. She is now trying to arrange things so she can leave work early this afternoon to see it.  

This is the true value of working with a Buyer's Agent.  To have someone looking out for your best interests during all phases of your search and purchase and to have immediate notice when something great comes along.  I hope we get the foreclosure but even if we don't this buyer will go for the new construction with me by her side all the way.

Excellent post illustrating what value a buyer's agent can bring to the table.  So many sign callers these days are under the impression they will get a better deal with the listing agent and it's just so not true!

Thank you Susan.  Yes many buyers think they can do better with the listing agent but it is not true.
