There are quite a few buyers out looking at the available inventory and many of the homes which are now priced for sale in this market are moving. I have been hearing a lot of "Sorry, that one has an accepted offer" when I call to schedule house buying tours. These properties still show as active on the MLS until they are actually in contract so you will still be seeing them on realesolutions.com , Realtor.com , and all the other internet based sites that provide the public with easy access to property listings. You may be thinking you have time to go see the house you have been longing for all winter but someone else may have gotten there already and beat you to it.
One of the easiest ways to get started with an active search for a new home is to find a good buyer's agent. They will provide you with the most up to date information on the listings you are interested in. They can eamil you the listings as soon as they are published and can update you when prices change. Some web sites take up to several days to update and during that time people working with buyer's agents will have an advantage over those trying to surf the listings by themselves.
Your buyer's agent will be able to schedule tours of four or five homes that interest you during one time period allowing you to see what you want to see without the hassle of many phone calls and working with more than one listing agents schedule. Just tell me the time you want to go and what you have chosen to see and we will be off.
A buyer's agent will be able to help you compare the properties you are looking at with other similar properties. You will have the advantage of someone experienced in real estate along with you to help you make an informed decision. The agent will provide you with comparative pricing on other properties that have sold recently to help you make your offer on the home you want.
The buyer's agent will get you the answers to the questions you have about the property , will help to negotiate the best terms and price for your chosen property, and will be there throughout the transaction to insure you can finally move into that place.

Paddy - exactly the advice that I am giving my clients/customers right now. Conversely, I am giving my seller prospects the advice to start getting their homes ready to sell right now.
You are so right about that Mike. It is time for everyone to get a jump on things
Morning Paddy,
Good information and advise. We are "IN SEASON" at the moment and looking forward to a very busy time of it. The incentives and lower interest rates should give buyers the nudge they need to make it happen!
Tax Credit incentive plus - interest rates sure makes it more appealing for home buyers & owners considering refinancing and should motivate them. In the article Time to Get Off the Fence and Into a Home, the same message comes in an article from NYTimes.com offered by Your Money. Another source with this message was from Smart Money, Time to refinance -- or buy a home? Good information to pass on to our buyers.
Best wishes for 2009!

Paddy it is important for a buyer to have full representation and that is why your advice to use a Buyer's Agent is sound. I would be happy to refer a buyer to you.
I hope your "season" brings you lots of work Hal.
Thanks for the additional resources Trey. Best wishes to you too.
Why thank you Jennifer. That is the highest complement. If I had someone wishing to list on your side of the "Valley" I would be happy to give them your name too!
Paddy, it has always baffled me as to why people do wait around.
I guess they are afraid that something better will come along Danny.
